  4. Centro Cocina Mexicana: With a vibrant setting in the heart of midtown Sacramento and delicious cuisine, it’s no wonder Centro has been in business for over 25 years. Centro will be open for lunch at noon on Cinco De Mayo and specials will be available all day. They are even offering a custom menu with a range of ceviche, taco, and combination plate options. In this month’s market snapshot, we turn to some of the country’s leading economists, who share their insights, predictions, and overall trends for real estate markets across the nation.

Are More Homes Coming to the Market in 2022?:

About 64% of prospective home sellers plan to list their properties by the end of August, according to a Realtor.com report. In even better news, a 43% share of those selling have expected prices below $350,000 — the range most first-time buyers target — and 22% anticipate listing between $350,000 and $500,000.

 


Jeff Tucker, senior economist at Zillow adds:

“An inventory peak in late summer or early fall is the most likely scenario, given how the market returned to normal seasonal trends in 2021. The stock of existing homes on the market is finally starting to refill, as our March data shows total inventory now rising strongly.”

 

Will Housing Inventory Ever Rebound?:

Low inventory keeps the housing market from equilibrium and has given sellers the upper hand in the past few years. However, a silver lining for buyers may sit on the horizon. For-sale housing supply averaged 1.6 million units per month in 2018 and 2019 but fell to around 1 million in 2021, according to Zillow. Based on a March survey conducted by the company, a 74% share of industry experts believe that the market will get back to those pre-pandemic inventory levels by 2024.


Danielle Hale, chief economist at Realtor.com adds:

“We’re going to start to take a step in that balanced direction this year. It’s going to take a couple of years just because the building shortfall is so big and because we still have so many young households, so there’s a lot of demand. The market will eventually get to balance, it’s just not going to happen overnight. We need to have more building. At the end of 2021, the U.S. was 5.8 million single-family homes short. It essentially means we’re five years behind when it comes to construction.”

 

What Role do Rising Interest Rates Play?:

The rise in mortgage rates works both for and against increasing inventory. Some otherwise would-be sellers could decide to stay put if they find the new interest rates to be unfavorable. Although, the higher costs to buy should lower demand and reduce the market competition.

Daryl Fairweather, chief economist at Redfin adds:

“The higher interest rates will lead to a lock-in effect for homeowners, so they may not list. And it also might reduce demand from home buyers, especially for people really sensitive to prices. But the market should slow down and that means homes will sit for-sale longer and more inventory will just accumulate because of that. Similar to previous years, we’ll see inventory probably start to grow around the third quarter.”

 

What Advice Do Economists Give to Buyers in 2022?:

Trying to buy a house right now can be challenging for many buyers because of increased interest rates coupled with a lack of inventory. However, it’s important to stay on top of your local housing market and speak with your Realtor about what changes they are seeing.

Danielle Hale, chief economist at Realtor.com adds:

“Higher costs are going to make home purchasing more challenging. Buyers are going to have to get creative, maybe look further out into the suburbs, or maybe consider less expensive metros than they might have before. Most buyers tend to try to complete their home purchases in the summer, with August as the end of that bulk moving season. So the best time for buyers is normally in the fall because sellers who list then usually are a little more willing to negotiate. But I wouldn’t necessarily put home search plans on pause. My advice is when you find a home that fits your checklist and is in your budget, put an offer in.”

The Sacramento Housing Market Makes a Splash

The Sacramento real estate market continues to make a splash with historically low inventory, high competition, and rising prices. While there’s no denying that our current market favors sellers, this month’s newsletter highlights some ways that buyers can prepare before diving into the real estate pool. We also take a look at data that supports a wave of growing inventory within the next year.

Whether you are planning on buying, selling or both, you may find yourself competing with countless others in this red hot market. However, taking care of the items listed below can help you get the edge you need and ensure smooth sailing ahead.

Patience is key: Let’s face the facts…it’s a tough market for buyers in most price points right now. Some buyers are being rushed to make decisions, which can quickly lead to remorse over paying too much for a home. So our advice? Take your time, be patient, and keep logic in mind when submitting offers. It’s also important not to become over-invested in one home because of the bidding wars taking place in this overheated market. This doesn’t mean you should stop looking however – persistency and patience is key. Be ready to check out available homes as soon as they hit the market and act quickly once you come across the right home.

Find the right real estate agent: This brings us to our next point. Whether this is your first or fifth home purchase, it’s still wise to enlist the help of a buyer’s agent. After all, it doesn’t cost you anything out of pocket, and a good agent will help you by sharing their inside knowledge not only of the neighborhood, but also help establish what’s a good value in your price range. Plus, they’ll arrange showings on your behalf and they may also be able to alert you to red flags you’d otherwise miss while touring properties.

Clean up your credit: Your credit score not only impacts your ability to secure a mortgage at all, but it will also determine the interest rate you’ll pay. If you’re worried about your credit score, start working toward raising it by paying all your bills on time and making sure your balances are low. Check your credit report by contacting the three credit bureaus: Experian, Equifax and TransUnion. You’re entitled to a free report from each agency once per year. If you spot an error, having the report amended will boost your score. Pro tip: Speak to an experienced mortgage professional. Sometimes they can advise you on what (and what not) to pay down or off, in order to improve your credit score.

Save for a down payment (and then some!): Being able to put 20% of the purchase price down at your closing isn’t necessary, but it could increase your chance of your offer being accepted. In today’s market, sellers are often looking for the most money down possible. Increasing your down payment could also help you in terms of better rates and overall monthly payments. It can also help you avoid paying for private mortgage insurance (PMI). Last but not least, it’s wise to save for emergencies because once you’re in your new home you never know what may suddenly need repair.

Get pre-approved for a mortgage: Getting pre-approved lets sellers know you’re the real deal. And, it lets you know what you can afford, so you can focus on the right price points and choose the perfect home to go after with confidence. Rather than just getting pre-qualified, which is more like an estimate of what you can borrow, a pre-approval means the loan is much more likely to get through underwriting once you get a home under contract because the lender has already assessed your credit, income, debts, and assets. Plus, if you find yourself competing for a property, being able to tell a seller you’re pre-approved will give you the advantage you need against others who are not. Do your due diligence: Think you’ve found an area you like? Check out neighborhoods at different times of day, and be sure to notice traffic patterns. For example, is the home you like on a street that drivers use to dodge traffic on main streets? Will you encounter school drop-off or pick-up congestion that will make getting in or out of your driveway a hassle? Consider all these factors and anything else that may appeal to you, or bother you personally, as you’re driving past potential homes.

While lack of inventory and high competition has made for a challenging market for buyers, get ready, because it looks like things are about to get at least slightly better for people searching for a home. According to data outlined in a recent realtor.com article, about 10 percent of homeowners plan to list their home this year—with another 16 percent planning to list in the next 24 to 36 months. That translates to an additional 1.5 million homes hitting the market—which, while not enough to completely end the historic inventory shortage, is certainly a solid start.

Options for first-time buyers should also improve. More than half of the buyers planning to list their homes this year (58 percent) have homes valued at $350,000 or less—which means more affordable options should be hitting the market soon.

As we take a closer at the Sacramento housing market, we are also seeing a slight increase in active listing inventory according to the Sacramento Association of Realtors – an increase of 9.4 percent from February to Marchand another increase of 9.6 percent from March to April to be exact. While still very competitive, experts suggest that a leveling market is on the horizon.

do list. Of course, then I check the budget to see what we have available for funds.

When it comes to home improvement, homeowners have a myriad of options at their disposal. However, this is not to mean that all of these options are the best. While some fixes and renovations in a home can turn your home into a perfect setting, others end up causing more harm than good. Right from landscaping to wiring and kitchen renovation, home remodeling needs careful consideration to avoid future regrets.

What to Avoid
While some home remodeling options may look trendy on the surface, they may not be ideal for a long term engagement. For instance, one of the trends you would not want to get involved in is specialty finishes on hardware. While most homeowners find specialty finishes on the bathroom or kitchen trendy, their relevance does not last long. Furthermore, they are expensive to have them installed or changed. So considering their up-charges and the fact that they are a thing of the moment, it may not be worth the effort.

It is always good to have a professional appearance to your home office. For me, I like it to stay like home. I keep a neat area for me and my clients to meet but still maintain a relaxed atmosphere. Normally, the dogs come out and help relax everyone.

Whether you’ve just moved into your home, or you lived there for years now, you might be looking to improve your home office. Your home office is where you can focus without distractions and work in an environment where you feel comfortable. To help you achieve the perfect aesthetic for your home office, here are some ideal updates that you can make that will help you focus, and stay on task for as long as you need to.

1. Natural Lighting

One of the most important things that you can do for your home office is to have natural lighting. Natural lighting helps people to stay more focused and is easier on the eyes than artificial lighting. Artificial lighting has a tendency to fatigue the eyes fast and can even cause headaches for some people. Natural lighting has the opposite effect. It helps you to stay alert and focused for as long as you need to since it regulates your natural circadian sleep cycle. If you want to focus in your home office and get the most out of your work day, the very first thing that you should do is enhance the amount of natural lighting that you get in your home office. It’s hard to focus when the office is messy, disorganized, or it just feels “full.” To avoid this feeling, make sure that your office is clean and clutter-free. Don’t use it as a storage closet. In fact, move everything out of the office so it’s nearly impossible for it to get full of clutter. You want the room to feel open like you could lie down on the carpet and stretch in the middle of the workday if you felt like it. The carpet should be clean and free of junk, the windows washed, and the desk wiped down before you sit down for the day.
