School Bus Renovation Gets High Marks for Creativity & Design

Once you’ve completed your schooling, you’d probably prefer not to set foot on a school bus again. After all, those yellow behemoths are hardly synonymous with luxury. And yet, one couple, Robbie and Priscilla, opted to skip the RV route and instead renovate a 1998 Thomas school bus. The results send them straight to the head of the class when it comes to working some real makeover magic.

Take a peek at the finished product, which proves you don’t have to be a rock star to have a tricked-out bus.

Looks like your standard school bus with a fresh coat of paint. Not so fast… Check out that fancy front door. Step inside (virtually) and prepare to fall in love with this tiny home on wheels.

So cozy!

The potted plants are a nice touch. Let’s hope they’re bolted down so they don’t spill when the rubber meets the road.

Forget the PB&J in your lunchbox! You could cook up feast in this sophisticated kitchen, complete with farmhouse sink and subway tile.

The lofted bed makes room for the washer-dryer combo, which will save the owners a trip to the laundromat.

Nicer than you’d find in some homes, the floor and shower tile make the small but elegant bathroom appear larger.

The propane heater allows for year-round use. While cats aren’t traditionally fans of road trips, that kitty looks pretty comfy. Can you blame him?

Buying That First Home

Do you remember buying your first home? I recall that it was a very exciting yet stressful time. I had only been married for a few years. I was literally tired of paying the rent. A lot of people told us that we could get a house for less than our rent which is a total eye-opener. After we got our first house, we did our darndest to not have to rent again. Just having something that was our own was very gratifying.

Buying a home is an exciting life event that most people never forget. If you do not know what you are doing you can make some mistakes that can have major consequences. But with the right amount of information and a good head on your shoulders you will not regret your first home purchase.

Set yourself up for success by using these five tips when buying a house:

Repair and Build Your Credit

This is a step that has to be done before you start negotiating rates and looking at houses. If you have a lot of debt to pay off you will need to start paying it off or find some way to repair your credit. You want a good credit score because that will allow you to get better rates on a mortgage.

If you do not own a credit card you will want to get a credit card. You can start out with a nice credit card for beginners that will not cost you anything. All you have to do is pay off the credit card monthly. Use it for purchases that you would normally make such as gas and rent. Instead of using your debit card or cash use your credit card and pay it off on time.

Down Payment

To buy a house most people need to take out a mortgage, which is a loan specifically meant to buy a house. Most people will not be able to pay 200,000 plus dollars in one payment so they take out a mortgage and pay that off throughout the years.

You are going to need some kind of down payment to get the mortgage that you want. Typically anywhere from a 15 to 20 percent down payment is what banks and lenders are looking for when issuing a mortgage. There are zero percent down mortgages but, as with any loans, there are pros and cons to them.

Find a Realtor

You do not have to have a realtor but a lot of people do not know a lot about home buying so they hire a real estate agent. There are perks of using a real estate agent such as not having to deal with a lot of the paperwork. Real estate agents are great if you are too busy to do all of the nitty gritty work of buying a house. They are also great if you are brand new and not really sure what to do.

Is it Time to Renovate Your Home

To me, sometimes this answer is pretty obvious. If everything in the house is still from 1986 when you bought it, change is due. When all homes around you seem to capture your eye with something fresh but yours doesn’t, then it may be time for some renovation help.

Here are some tips from Anna-Maria Sanders to help you know that it is time.

Renovating your home requires a significant investment. To make the most out of each penny you spend, you must renovate only when it’s needed.

So how do you know if it’s high time that you renovate your home?

Check out these tell-tale signs:

Your Home is Deteriorating

The rate at which your home deteriorates depends on many factors, such as the quality of its construction, the materials used, and the type of climate you live in. Deterioration is a major reason for renovating a house. However, it isn’t always easy to spot deterioration because not all signs can be seen directly.

So what are the signs that your home has gotten substantial wear and tear?

• The tiling system in your home starts to detach. This is most common in areas like the kitchen and the bathroom.
• The roof is leaking.
• The wall paint is chipping, plumbing fixtures are damaged, and the floors are creaking.

As mentioned, other structural problems are not noticeable. It’s a great idea to enlist the help of a professional home inspector at least every year to spot problems early on and have them repaired.

You Have Enough Funds

Every renovation project – big or small – requires money. According to Home Advisor, the cost of home remodeling ranges from $18,466 – $75,350. Yes, it can be very expensive that’s why you need to be financially prepared. To save on the cost, consider tackling necessary projects first, such as home repairs. Note that a lot of times, you might go overboard with your budget. It’s inevitable. But you want to at least keep the unexpected costs at a minimum. If you have sufficient equity in your home, you can use that to finance your home renovation project.

You Need More or Less Space

You could be expecting an additional member in your family soon, your teens wanted a little more privacy and ask to have their own bedroom, or your grownups may have decided to move out. Renovating your home is a great way to meet the changing needs of your family.

You Lack Enough Storage

Is your kitchen looking crowded? Do the contents of your cabinet fall out whenever you open its doors? Has it come to the point when you rather order takeout because cooking at home has become incredibly difficult? Renovating your home to add more storage space can make you stay organized and keep your home clutter-free. Thankfully, modern designs of cabinets and storage systems are not only stylish but also space-saving. Rise of the Colorful and Cultural Kitchen Backsplash

I admit to watching a lot of the flipping homes shows just to get some new ideas on changes to make to the inside of the house. One of those changes has been adding value with the kitchen backsplash. There is something about this that tends to make a home look on the high-end side depending on what kitchen backsplash is chosen. We are looking at new designs now and are all in on something that is popular for 2019.

Elliot McGowan offers up some of the different choices and varieties of kitchen backsplash.

Kitchens of today strive to be as sleek and simple as possible. They are not a room of the home that we tend to decorate extravagantly. Instead, we stick to minimalistic and monochromatic decor that modern kitchen design advocates. Muted, neutral colors like pastoral whites and creams are the go-to options and bright, vibrant colors have become taboo choices. Today kitchen designers don’t recommend anything more complex than a two-tone kitchen that contrasts a light shade with a dark shade. But that is not to say that decorative design and splashes of color should be eradicated from kitchen design entirely.

One area we predict a surge in popularity is in the kitchen backsplash — an often overlooked feature of modern kitchen design. Historically, backsplashes are an extra layer of tiling placed on walls behind worktops, sinks, and stoves to protect them from food splashes and spillages. They have always been an integral part of the kitchen but not just for their practicality and hygiene — they are also a fantastic way to inject color and character into a kitchen. Tiles have a decorative prowess and with many different styles originating from all over the world, there is a multitude of stunning options at our fingertips. Here are some extravagant backsplashes inspired by cultures around the world, from Mexico’s Talavera tiles to the Netherlands’ famous Delftware blues.

When talking about tiling and backsplashes, Portugal’s Azulejo tile is one of the first that springs to mind. Anybody who has visited Portugal may recognize the style. Tiling is extremely common in the Mediterranean as tiles don’t retain heat so help to keep places cool in high temperatures. They are also, however, an important part of Portuguese culture and identity. Azulejo tilework actually dates as far back as the 13th century and was brought to the Iberian Peninsula when the Moors invaded what is now Spain and Portugal. Azulejo in Arabic means “small polished stone” and originates in northern Africa.

The last few centuries saw an explosion in Azulejo popularity. Today, it is common to see Azulejos adorning churches, palaces, schools, restaurants, bars, and train stations, as well as regular homes. They are also used extensively in interior decoration. In the kitchen below the Azulejos inject a perfect degree of character into the kitchen. The pastel blue, beige and yellow colors are soft and modest, rather than overpowering. The mandalas are decorative but not excessive, they complement surrounding neutral walls without creating a busy effect.

Finding Down Payment Money for Your Home

For my family, down payment and closing costs were the toughest part of owning our next home. Making the mortgage payment was not an issue. Having the money to get started and be able to look for homes with confidence and loan in hand were a challenge. We found our help through family. That was a good day.

One of the biggest challenges, if not the biggest challenge, is coming up with the money for a down payment on a home. Even if someone is taking advantage of the new conventional 3.0 percent down program or the FHA mortgage, most every loan requires some sort of a down payment. While 3.0 percent doesn’t sound like a whole lot, if you’re buying your first home it usually is. On a $250,000 home, that comes out to $7,500. That’s not even mentioning closing costs. But there are sources for down payment funds that might sometimes be overlooked.

The Bank.

Okay, this is the obvious source. From a checking or a savings account, accessing readily available cash from a bank account is the most common. Consumers can save up a little each month until the minimum amount of funds needed have accrued. The lender will ask for copies of the most recent bank statements showing available funds as well as documenting the source of those funds. Most often the deposits are from an employer via direct deposit. Self-employed borrowers who do not receive a regular paycheck on the 1st and 15th will be asked to provide business bank statements as well.

A Gift.

There are those fortunate few who do receive a financial gift from a family member. Gift funds must also be tracked to make sure the funds are coming from an acceptable source. Gift funds can come from a family member, relative, or someone in a committed relationship. Lenders want to make sure the gift funds aren’t a loan that must be paid back at some point in the future. There needs to be a signed “gift letter” included with the loan file stating the amount of the gift, the donor’s name and where the funds are coming from. Lenders won’t ask for bank statements from the donor but do want to know the funds came from an account in the donor’s name.

A Retirement Account.

If someone has a retirement account with an employer such as a 401(k), that person can take out a loan against the fund. This is allowable per lending guidelines but is also subject to the employer’s approval. Most retirement funds allow for someone to borrow up to one-half of the employee’s vested balance in the account. With an IRA, first time buyers can withdraw up to $10,000 without penalty. The withdrawal will still be subject to any income tax due.

An Appraisable Asset.

If someone owns something that can be appraised by an independent third party, the proceeds when selling that asset are an acceptable source. Selling an automobile is acceptable, for instance, because it has an appraised value. Even a highly prized baseball card is an appraisable asset. It’s important to document the transaction from the initial sale to the deposit in the account.

A Down Payment Assistance Program.

Down payment assistance programs are typically overseen and/or issued by a county or state agency. Such programs typically require the borrowers’ gross monthly income to not exceed certain limits and are often available to first-time buyers. These programs can also be geographically targeted to help low to moderate-income communities flourish. Down payment assistance can come in the form of a grant, which means there is no repayment required or a loan which can be forgiven after living in the property for a certain period of time, typically three years or more.
