Bring on the Easter egg hunts, adorable chocolate bunnies, and beautiful pastel colors because Easter is right around the corner – this Sunday to be exact! This month, we check out the latest Easter events and celebrations taking place in and around the Sacramento area. We also share some fun DIY Easter crafts and delicious brunch recipes that you can make in the comfort of your own home. Finally, we take a look at the local real estate market to see how it’s shaping up for spring. Read on for the full scoop!

Looking for some festive ways to celebrate Easter in Sacramento? Check out our top five picks for Easter egg hunts, bunny sightings, and spring activities – all of which are taking place this weekend!

  1. Spring EGGstravaganza @ Fairytale Town: (Saturday, April 16 & Sunday, April 17th): Join Fairytale Town for an exciting weekend featuring egg hunts, prizes, spring-themed arts and crafts, and more! Puppet Art Theater Company will also be on hand performing “Bunny Boot Camp” in the Children’s Theater. Tickets are $1 for members and $2 for nonmembers. Showtimes are at 12:30, 1:30, and 2:30 PM.  Plus, visit with Peter Cottontail on the Mother Goose Stage from 10 AM – 3 PM. Easter Bunny comes to El Dorado Hills Town Center: (Now until April 17th): Stop by El Dorado Hills Town Center to capture some “egg-cellent” photos with the Easter bunny himself! Charm Photography will have prints, images, and gift items available on-site for purchase.   3. Easter Egg Express: Saturday train rides (Now – April 16th) at 10 am and 1 pm. Sunday train rides (Now – April 17th) at 10 am, 1 pm, and 4 pm: Celebrate Easter on an unforgettable train ride and visit river-side park and boarding station. Kids will decorate their own Easter Egg bag. There will also be games, an Easter Egg hunt, and other surprises! Relax with your family and friends at one of the picnic tables and enjoy the scenery. There’s so much fun that your little bunny will be hopping with excitement. This 2.5-hour experience is fun for kids of all ages. Each ticket includes a 45-minute train ride. Learn more here.

Easter Eggstravaganza: (Saturday, April 16th): Join Fair Oaks for the return of a long-standing tradition, Easter Eggstravaganza! Children and their families will have an excellent time with free children’s egg hunts (0-12 years of age), craft station, petting zoo, pictures with the Bunny, and more! Looking for some extra fun? Easter Carnival Variety Show:  (Saturday, April 16th): Dress up in your finest spring and Easter get-ups for a throwback to a softer, pastel world of carnival fun, games, snacks, and live performances of circus, sideshow, and more at Twin Rivers Cider Company. Wondering how the Sacramento housing market is shaping up for spring? According to The Sacramento Association of Realtors “March ended with 1,366 sales, a 26.2% increase from February (1,082). Compared to one year ago (1,292), the current figure is up 5.7%. The median sales price increased 3% from $540,000 to $556,000. This figure is up 15.6% from March 2021 ($481,000). The Active Listing Inventory increased 18% from February to March, from 890 units to 1,050 units. Compared with March 2021 (918), inventory is up 14.4%. The Months of Inventory remains .8 Months. This figure represents the amount of time (in months) it would take for the current rate of sales to deplete the total active listing inventory. The Median DOM (days on market) remained at 7 and the Average DOM decreased from 17 to 15. “Days on market” represents the days between the initial listing of the home as “active” and the day it goes “pending.” Of the 1,366 sales this month, 89.2% (1,218) were on the market for 30 days or less and 95.5% (1,304) were on the market for 60 days or less.”

So what does this mean? For one, while the market is still very competitive, the active listing inventory is increasing, which will steadily create more opportunities for buyers. And as for sellers, while mortgage rates are climbing, there is still a great demand for houses in the Sacramento market, which is reflected in the steady rise of sales prices.

This Sunday, February 13th is Super Bowl Sunday and if you’re like us, you’ll be watching the big game between the Los Angeles Rams and the Cincinnati Bengals. Public House Downtown: Experience the game on 25 HD TVs with 60 beers on tap! Henry’s Lounge: You can’t go wrong by paying a visit to Henry’s lounge, located in Midtown Sacramento. This full-service bar and grill will be serving brunch all morning starting at 9 am. There is no cover fee but be sure to grab a seat early because it’s first come first serve. Try their sports-themed specialties such as their Corner Kick margarita while you’re watching the game!

Field House Sports Pub: With over 28 taps of rotating craft local and favorite beers, 17 HD TVs, an HD projector, and a full menu featuring classic takes on bar food, this sports pub is an ideal place for your Super Bowl hangout. Seating is first come first serve.

Sauced BBQ & Spirits: Last but certainly not least, check out Sauced BBQ & Spirits for some good old-fashioned, authentic BBQ with classics including sliced brisket, pulled pork, ribs, and chicken. Oh, and don’t forget the sweet honey cornbread, mac n’ cheese, and crispy fries. According to Realtor.com hopeful buyers who keep getting shut out may soon find better luck this fall, as several signs in the housing market point to more potential buying opportunities. For one, competition is reportedly cooling, and listings are receiving fewer offers. In September, the real estate brokerage Redfin reported that bidding wars reached their lowest level this year. Also, more listings are coming to market, offering buyers more choices, according to a Realtor.com report that revealed housing inventory is at a high for 2021. Fall Real Estate Market Expected to Be Slightly More Buyer Friendly

Summer is almost over, which means the temperatures are about to cool off. And while there’s no guarantee, it looks like the housing market may cool along with it—at least slightly.

According to a recent article from realtor.com, many experts expect that, while the fall buying season will be competitive, it won’t be quite as frenzied as the spring or summer.

One indicator supporting that projection is the pace of price growth. According to the article, the national median home price hit $385,000 the week ending August 14 (the highest on record). That price represented an 8.2 percent increase year over year—a definite increase in price, but significantly less than the 17.2 percent increase from April 2020 to April 2021. Inventory is also starting to increase (according to data from the National Association of REALTORS®,1.32 million homes were available for sale in July 2021—a 7.3 increase from June)—and the more inventory is available in the fall, the easier the home search process will be for buyers.

According to the latest available stats from the Sacramento Association of Realtors, the active listing inventory increased 23.5 percent from June to July. The median sales price decreased 1.9 percent from $520,000 to $510,000. This figure is up 20.6 percent from July 2020 ($422,745).

So, what does this mean for you? There’s no denying that fall is shaping up to be a competitive season for real estate—but with slowing price growth and increasing inventory, it could prove to be less competitive than it has been for quite a while.

Low inventory in markets across the country have been driving up prices and creating bidding wars, making it extremely difficult for many potential buyers to successfully find and purchase homes. But it looks like things are (finally!) starting to look up for buyers.

According to realtor.com’s Monthly Housing Report for July 2021, while inventory is still low, more homes are starting to hit the market. New home listings were up 6.5 percent nationally year-over-year—and up even more (11.1 percent) in large metro areas. The more homes that become available, the more options there are for buyers—and the more the market shifts in their favor. In Sacramento, the active listing inventory went up 23.5% from June to July of this year according to SAR!

“July housing trends show a market still working its way back toward some version of normal. The feverish pace of home sales is beginning to follow historical seasonal patterns, while new listings grew at an unusually high rate for the summer months, further helping the inventory crunch,” Danielle Hale, chief economist for realtor.com, said in a recent press release. “This is shifting the housing market balance in a more buyer-friendly direction.”

So, what does this mean for you? If you’ve been struggling in your home search, the new inventory hitting the market could make it easier to successfully find and purchase a home—so get out there and start looking!

If you’re thinking about doing a bit of re-decorating to get your home ready for fall (which officially starts on September 22nd), make sure you’re on-trend by embracing all things cozy! Here are some of the top fall decor trends for 2021.

Velvet: It’s time to bring on the velvet! As far as upholstery is concerned, fall’s biggest trend is velvet – and we couldn’t be happier since this texture is perfect for creating a cozy, fall-ready ambiance. Think in terms of velvet layers, like the pillows and sofa pictured above. And don’t be afraid to embrace bold, cooler colors.

Leaves & Textures: Fall is synonymous with warm colors and cozy textures. Consider adding pumpkins and fall leaves to dining tables and family rooms to help bring that fresh fall feel into all areas of the home. You can also get creative with textures – from textured pillows, blankets, and even tabletop items such as figs and cotton – the sky is the limit!

Tarnish Accents: Cozy goes beyond fabrics and upholstery. When redecorating your home, consider incorporating distressed metals into your design to bring that soft glow into your home. Think accent tables, wall shelves, candle holders and centerpieces.

Candles: It’s hard to imagine with the recent heatwaves, but once the wind picks up and the leaves start to fall, candles will be sure to bring that warm and inviting feeling into your home – they also serve as beautiful decor and fill the home with cozy scents. Place a few votives on the fireplace, entryway table or outdoor patio to illuminate your home and add a touch of elegance.

Chunky Knits: It should come as no surprise that the arrival of fall will bring knits in every form– from sweaters and scarves to throw blankets! Knit throw blankets and pillows are a fall design favorite, but they can also work year-round when kept in neutral shades like creamy white or soft brown. You can also layer rugs, throws, and pillows along with warm colors to bring coziness into all areas of your home.

Pumpkin + Chocolate: Step aside pumpkin lattes because sweet is taking on a whole new meaning for your fall decor. Consider incorporating touches of orange and brown, in shades such as pumpkin and chocolate, to warm up any room in your home.
