Summer is almost over, which means the temperatures are about to cool off. And while there’s no guarantee, it looks like the housing market may cool along with it — at least slightly.

According to a recent article from realtor.com, many experts expect that, while the fall buying season will be competitive, it won’t be quite as frenzied as the spring or summer.

One indicator supporting that projection is the pace of price growth. According to the article, the national median home price hit $385,000 the week ending August 14 (the highest on record). That price represented an 8.2 percent increase year over year—a definite increase in price, but significantly less than the 17.2 percent increase from April 2020 to April 2021. Inventory is also starting to increase (according to data from the National Association of REALTORS®,1.32 million homes were available for sale in July 2021—a 7.3 increase from June)—and the more inventory is available in the fall, the easier the home search process will be for buyers.

According to the latest available stats from the Sacramento Association of Realtors, while the active listing inventory decreased 4.7 percent from July to August of 2021, this is reflected in last month’s increase of 23.5 percent from June to July. This means that we are still seeing an increase in active listing inventory, which is up 23.3 percent compared to July 2020. The average days on market are also increasing slightly — up from 12 days to 15 days from the initial listing of the home to the day it goes pending.

As our communities work hard to flatten the curve, we also continue to face new challenges and learning curves of our own. This August looks very different from last year for many children and families throughout the country. Virtual back-to-school nights and remote learning from home have become the new norm. Not to mention, working parents are adjusting their schedules to oversee their children during the school day.

This month’s newsletter explores some of the challenges of at-home learning with the goal of offering some helpful resources, classroom design inspiration, lunch ideas and more. We also take a look at the local real estate market, which has earned very high marks throughout this pandemic. Read on for the full scoop!

Class is in session…at home! With many of our homes now doubling as classrooms, we’ve found a few ways to transform any room or small space into the perfect study spot. Check out these fun and creative ideas for some inspiration.

Create a Cozy Study Space: Limited on space? Build a “Study Nook” in your child’s room to create a comfortable, organized, and efficient place for them to learn from home. Designate a Special Area for Reading: It’s no surprise that children tend to get stir crazy when sitting in one place for long periods of time. So switch things up when it comes to reading time! Whether you have a playroom or a small space in your child’s bedroom, designate an area where your child can escape from the “classroom” and curl up with a good book. Use your imagination and gather a reading chair and comfy blankets, some fluffy pillows, a bean bag chair, reading tent…the possibilities are endless! You can also purchase a bookshelf to store their books and tie the space together.

Stay Organized: Organization is essential to staying on track for the school year…especially when merging the classroom and home. Take advantage of color-coded bins to store homework for each subject, add initials next to each child’s workspace, personalize cubbies, organize school supplies in an easily accessible rolling cart, and hang floating shelves and file holders to your room of choice.

Utilize Natural Light: Have you ever been stuck working in a poorly lit cubicle and had a hard time focusing? The same applies to your kiddos…Help them stay motivated by letting nature inspire them! Creating a study room near windows is not only easier on the eyes, but it will also help them focus on their studies better. You can also breathe some life into the room with beautiful succulents or indoor plants.

Choose Active Seating: Do your little ones have a hard time sitting still? Encourage them to stay active while they’re studying by swapping out traditional chairs with exercise balls. This is also a great option if you’re trying to fit everything into a small study room.

Be Mindful of Distractions: When choosing a study room or area, be mindful of distractions and noises like the television, phones, tablets and anything that might interest them more than their upcoming math test. Opt for background music or silence during study time.

Forget about that boring PB&J sandwich, stale cookie, and those uneaten apple slices…Lunches at home mean that we can be a little more creative and healthy, even when we’re on a time crunch. Check out these simple yet satisfying lunch recipes that will have your kids asking for seconds!

Quesadillas with a Twist: Pair this black bean and sweet potato quesadilla with avocado slices, pineapple chunks, and tortilla chips for a healthy (and easy to make) lunch.
Turkey Roll-Ups: If your kid is a fan of the classics, you can’t go wrong with these turkey roll-ups. Pack with pretzels, celery sticks dipped in peanut butter, and cinnamon-sprinkled apple slices for a well-balanced meal.

When I think of nature indoors, the first thought that comes to mind is the mud that my kids track into the house after they have been outside with nature. Then, we clean it up. My second thought has me looking around to see what plants we have in the house. Of those, which ones are faring well and which plants needed watering.

When you enjoy nature, you can bring it inside your home to improve your mental outlook and your physical well-being. Here are five home decor projects that will incorporate nature indoors.

Add Plants to Your Home

You can add beautiful planters to your home for a variety of lush and green houseplants, but today, some homeowners are creating hanging moss walls that create a natural appearance in a room. Instead of hanging paintings or photographs on a wall, you will have a special material where moss or other types of plants can grow.

Beautiful Water Features

You can bring artificial water features into your home to create a natural ambiance. There are large or small water features available that you can fill with water. These devices may resemble waterfalls or fountains. Some of these water features cover an entire wall while others are easy to place on a tabletop. These water features have pumps that require electricity to help the water flow.

Natural Window Coverings

The One Change You Should Make to Your Home in 2020

Another new year has come. I remember when we went from 1999 to 2000 and everyone was wondering what would still be working at midnight and would our computer clocks be messed up.

Here we are in 2020 and Jaymi Naciri has a few good ideas on changes in 2020 to keep our homes fresh.

Splash a new color up on the walls. Redo your floors. Buy a new couch. They might be on the long list of things you’d like to do to your house in 2020. But you know what should be at the top of that list? Buying new plants.

So key are plants to the overall look and feel of the home that they made Elle Decor’s list of 2020 design trends. But we’re not talking about those faux, plasticky plants. It’s time for the real stuff.

“Going green with nice, real indoor plants helps give personality and another layer to a space,” Linda Hayslett of L.H. Designs, told them. “For a while, it seemed like everyone was going faux. But these days, it’s all real, all the time. “I can always spot a faux plant in a design. It may be great initially, but the character of a plant comes from how it organically grows. And faux plants will always remain the same and eventually get dusty.”

We could build a “best of” list based on popularity or pretty factor or 3,700 other categories, but, like anything else, it’s best to split the list into individual categories. Here, then, is our take on the best plants to incorporate now.

Most low maintenance

Many of us avoid having real plants because we lack a green thumb (guilty!). But there are some great options that take little effort to stay alive and look great. “Don’t be fooled by the beauty of the Chinese evergreen—beyond its handsome exterior is one tough plant,” said Real Simple.

“Justin Hancock, a horticulturist at Costa Farms, explains that this forgiving houseplant is great during the wintertime because it ‘doesn’t mind low light or inconsistent watering, as long as it doesn’t stay wet for extended periods.’ Its broad, decorative leaves are woven with gorgeous patterns in colors that come in a range of glossy greens, silvers, grays, and cream. Even the least experienced gardener can successfully grow the Chinese evergreen thanks to its hardiness. Cast aside any self-doubt, as Hancock reassures, ‘this air-purifying houseplant powers through the winter season and looks fresh and green all year.’”

The ZZ Plant is another great choice because it is “virtually indestructible.” In fact, “the zz plant will often do better if you leave it alone,” they said.

Best for your health

There is evidence that plants are good for you in a variety of ways, but one of the most potent is their effect on air quality. They can help counteract the effects of volatile organic compounds (VOCs) and indoor air pollution. Spider plants are “among the easiest air-purifying indoor plants to grow,” said Greatist. Spider plants are also super fast-growing, so you can start with a small plant and watch it flourish, or even spin-off “spiderettes” to spread throughout your home.

Tallest growing

The ficus is another air purifying plant and a good choice if you’re looking for something that can grow large. An indoor ficus can get as tall as 10 feet and is another low-maintenance option.

Easiest herb garden starter

An indoor herb garden is easier to achieve than you may think, especially when you start with something simple like basil. “A critical herb for cuisines around the world and a favorite pairing for tomatoes, basil is easy to grow indoors,” said Gardeners.com. “Pinch off individual leaves and add to salads, sandwiches, and sauce. Make your own pesto. Plant seeds or purchase small plants and pot them in rich, organic potting soil. Basil loves heat and bright light, so give it a southern or western window or use a grow light. Avoid cool, drafty spots, especially in the winter.”

Most fragrant

Make your place smell sweet, and look beautiful, with Azores Jasmine. “For intense fragrance, grow this jasmine,” said DIY Network. “It typically flowers spring through fall, but tosses open blooms in winter, too, if growing conditions provide warmth and sun. Give it a spot near a southern-facing window. The perfume is similar to gardenia. Plants may be slow to bloom the first year. Just wait—the flower show kicks into gear as plants age.”

To me, sometimes this answer is pretty obvious. If everything in the house is still from 1986 when you bought it, change is due. When all homes around you seem to capture your eye with something fresh but yours doesn’t, then it may be time for some renovation help.

So what are the signs that your home has gotten substantial wear and tear?
