Selling Soon? Here’s a Home Feature That Will Appeal to Many Buyers

March 18, 2022 by cdiez Leave a Comment

People who are thinking of selling their house often wonder what they can do to increase its appeal to buyers. The goal of doing so is fairly obvious: maximize profit and minimize time on the market.

Many think that updating their kitchen or bathrooms, or even adding an addition, will do the trick. In a sense, they will. If you do a major renovation or addition, it’ll surely increase how much your house will sell for, and there’s a good chance it’ll sell more quickly if you do substantial upgrades before you list. But, it’ll also cost you a good chunk of time, money, and it probably won’t net you more money than the actual cost of the work.

On the other hand, there’s a simple tweak you can do to your house (if you haven’t already) that’ll increase its appeal to a lot of buyers, which is…

Create a dedicated home office space.

Home offices have been a feature buyers have liked for some time, but over the past two years they’ve become all the more appealing due to the pandemic. With the pandemic winding down — hopefully for good — it may seem like home offices won’t be as much of a draw. But that’s not likely. Here are a few reasons why a home office is still something buyers will want to see if you’re selling in the near future:

  • While some companies have started having employees come back into the office, many others have not. There are still plenty of companies playing it safe and having their employees work remotely.
  • The pandemic loosened the jar lid, so to say, and now more people are doing whatever possible to continue working from home entirely — or at least in a hybrid fashion — simply because they like the quality of life better.
  • Gas prices fluctuate, and they won’t be high forever, but right now they are – and there’s a good chance they’ll be that way for a while. So if you’re selling soon, working from home to save on the cost of commuting is likely on a lot of buyers’ minds.
  • “What if it happens again…” The pandemic is barely in the rearview mirror, and people are sensitive to needing a dedicated home office space if there’s another variant or surge, but they’re also thinking about a future pandemic. It may not have been something buyers would’ve been sensitive to a couple of years ago, but it’ll be a long time before buyers don’t think what living in a house would be like if it happens again in the future.

So if you’re thinking about selling your home in the near future and want to add some appeal, create a dedicated home office space if you don’t already have one.

You don’t need to (and probably shouldn’t) do an addition to add a home office.  Just repurpose a room, or a section of one, and make it into a home office. Here are a few ideas on how to carve out some space:

  • If you have a spare bedroom, and it won’t take away from the marketability in your area for the likely buyer, just turn it into a home office.
  • If you have a finished basement, turn part of it into an office.
  • If you have an unfinished attic, consider turning that into an office for as little money as possible.
  • Section off a portion of your living room as a home office. It doesn’t need to be huge; buyers just need to see where they could set themselves up to work from home if they lived there.
  • Perhaps use a formal dining room, since many people don’t use them as often as they would use a home office.

There’s no one-size-fits-all answer of course, but creating a home office is most likely to add appeal to your house if you’re selling in the near future.

Good News for Homebuyers—New Listings Are Hitting the Market

August 12, 2021 by cdiez Leave a Comment

Low inventory in markets across the country have been driving up prices and creating bidding wars, making it extremely difficult for many potential buyers to successfully find and purchase homes. But it looks like things are (finally!) starting to look up for buyers.

According to realtor.com’s Monthly Housing Report for July 2021, while inventory is still low, more homes are starting to hit the market. New home listings were up 6.5 percent nationally year-over-year—and up even more (11.1 percent) in large metro areas. The more homes that become available, the more options there are for buyers—and the more the market shifts in their favor. In Sacramento, the active listing inventory went up 23.5% from June to July of this year according to SAR!

“July housing trends show a market still working its way back toward some version of normal. The feverish pace of home sales is beginning to follow historical seasonal patterns, while new listings grew at an unusually high rate for the summer months, further helping the inventory crunch,” Danielle Hale, chief economist for realtor.com, said in a recent press release. “This is shifting the housing market balance in a more buyer-friendly direction.”

So, what does this mean for you? If you’ve been struggling in your home search, the new inventory hitting the market could make it easier to successfully find and purchase a home—so get out there and start looking!

There are plenty of other affected industries – from health and beauty to fashion and entertainment – that also need our support due to their mandated closures. Below are a few creative ways that you can help keep some of your favorite places in business.

  1. Purchase Gift Cards: Purchasing gift cards is a great idea for businesses that you visit frequently. It gives businesses like salons, yoga studios, and local fashion boutiques some much-needed income to support employees and reassures them that they will still have loyal customers. If you have the means, consider purchasing gift cards like you would a chain letter. Send a $10 gift card to a local friend, and then ask them to do the same for another business. Paying it forward can make all the difference in keeping our community and economy thriving.
  2. Purchase Products and Merchandise Online: Purchase your favorite shampoo and hair-styling products at your hair salon or workout gear at your local gym. You can even gift them to friends and family for special occasions or just because.
  3. Post and Promote on Social Media: Social media plugs are a great way to show your support to your favorite spots and the payoff is almost instantaneous. Post generously and encourage family and friends to do the same!
  4. Write a Positive Review: Have you been meaning to leave a glowing Yelp review? Now’s the time to do it! This is another great way to help direct new clients to the business and the best part is that it’s FREE.

Decorating Tips You Can Steal From This Blockbuster Store-Turned-Airbnb

August 26, 2020 by cdiez Leave a Comment

Most homeowners and real estate agents will agree that decor from the 1980s and ‘90s can make a room feel dated, and perhaps even unappealing. But one iconic brand from that era is leaning hard into the nostalgia aesthetic and generating plenty of interest.

The last standing Blockbuster video store, located in Bend, Oregon, is offering movie buffs the chance to visit the past and spend the night inside the film emporium in September. Listed on Airbnb as the ultimate “End of Summer Sleepover,” this store looks a lot cuter and cozier than you may remember. In fact, you might want to incorporate some of these details to recreate a nostalgic overnight in your own home and save yourself a road trip to the Pacific Northwest.

Take a walk down memory lane as you peek inside these eclectic accommodations. No membership card required!

Mix bold colors

Movie mavens would recognize that royal blue and gold sign anywhere. Who knew it worked so well with black-and-white area rugs? The takeaway: Don’t be afraid to mix and match bright shades and bold prints!

Get comfortable

Throw pillows, a beanbag chair, and ambient lighting, courtesy of those table lamps, make the space super-comfortable. Whether you’re ready to watch a rom-com, drama, or even a horror flick, you’ll feel right at home.

Get your old gear out

Turntables have made a big comeback, why not the VCR? Rather than hide your electronics, put them on display, and give your space a hip, vintage vibe.

Snack bar, anyone?

You don’t need a fancy retail rack, but a nice display of snacks on an end table will round out the room and the mood.

Make a statement with retro bedding

These sheets are a total throwback to the sleepovers of yesteryear. Relive the good old days by popping in a flick and falling asleep to the voices of Marty McFly and Doc Brown.

So, if you’d love a night at this Blockbuster Airbnb, but can’t book yourself a night, at least you can recreate this vibe and enjoy a throwback night right in your own home!

But…

If you had the chance, would you want to spend a night in this Blockbuster? If not, what store would make the ultimate overnight retreat?

Just Keep Swimming…Your May Newsletter is Here!

May 1, 2020 by cdiez Leave a Comment

IDX Image

As we continue to self-quarantine at home, many of us might be feeling disconnected, lonely, and stir-crazy—all of which are perfectly normal feelings to have at this time. However, it’s important to remember that there is light at the end of the tunnel. Coronavirus numbers are beginning to stabilize as a result of social distancing, and California is just weeks away from modifying its stay-at-home orders.

So while it may be difficult, just know that we are all in this together. In the words of Dory from Finding Nemo, when life gets us down we must, “Just Keep Swimming…” until we cross the finish line together.

I also want to extend a heartfelt thank you to all of our real “lifebuoys” out there. Thank you to our healthcare workers, first responders, police officers, firefighters, grocery store workers, and all of the brave heroes on the frontline for serving and loving your communities during this critical time.

This month’s newsletter is dedicated to answering some common questions and concerns that sellers and buyers might have during this time. I am also sharing a fun DIY home project to keep you and your loved ones busy and entertained!

The coronavirus pandemic has brought much of the country to a screeching halt. But just because people are stuck at home, it doesn’t mean your home sale has to come to a screeching halt too. You can sell your home in the midst of this challenging time—as long as you’re safe.

Here are some precautions homeowners should take in order to sell their home safely during the COVID-19 crisis:

Embrace virtual showings: You don’t need a swarm of potential buyers walking in and out of your house; it’s not safe for you or them. Instead, have your real estate agent vet buyers and give them virtual tours of your home.

A recent survey from realtor.com found that, if given access to the right information and technology features, nearly ¼ of respondents (24 percent) would be willing to buy a home without seeing it in person. The number is even higher for younger homebuyers, at 29 percent.

But what information and tech features do buyers need to make a purchase? According to the survey, the features most important to would-be buyers when making a decision about buying a property remotely include:

  • A virtual tour of the home (61 percent)
  • Accurate, detailed listing information (58 percent)
  • Accurate, detailed neighborhood information (53 percent)
  • High-quality listing photos (51 percent)
  • A video walk-through with their real estate agent (39 percent)

Give me a call today to learn more about our virtual tours, professional photography, and 3D Matterport technology.

Practice safety measures for in-person showings: If you have a buyer who has already been vetted and is extremely interested in the property, they may want to see your home in person before writing an offer. Prior to allowing anyone into your home, make sure to thoroughly clean and disinfect all surfaces to protect potential buyers—and then make sure to do the same after the in-person tour to protect yourself and your family.
The coronavirus pandemic is changing the way people buy and sell homes. But with the right safety measures, there’s no reason it has to derail your home sale.

With social distancing in full swing, searching for a home in the traditional sense—including going to tour homes in person—is getting put on the back burner. But just because you can’t see as many homes in person, it doesn’t mean your home search has to suffer!

A recent article from realtor.com outlined tips for conducting a virtual house hunt that’s just as good as the real thing:

Learn how to read an online listing and what’s hiding: You don’t want to waste your time virtually touring homes that aren’t going to be the right fit. When going through a listing, look for red flags that might indicate that a listing isn’t what it seems—and isn’t worth your time (for example, a complete lack of photos of the home’s interior or photos that appear to be stretched out to make a room appear bigger). It’s also important to stick to your original home search criteria whether that applies to living in a particular neighborhood and location or requiring a certain bed/bath count—it can be easy to venture off course to other neighborhoods and homes with just a click of a button, but sticking to your criteria is key.

Ask your real estate agent to go into detail during virtual tours: Thanks to technology like Zoom or FaceTime, your agent can take you on a virtual tour of potential properties. But video doesn’t catch all the small details you would catch if you were physically in the space (like the finishes on cabinets, or crown molding on the ceiling)—so make sure to ask your agent to talk you through those details.

Check out the neighborhood: There are a ton of interactive map tools and neighborhood guides on the internet that will give you insight into a potential home’s neighborhood. Ask your agent to send detailed neighborhood reports and information.

Bottom line? With a little creativity, technology, and patience, there’s no reason your virtual home search can’t be just as effective as a traditional search!

The kitchen has (not surprisingly) become one of the most popular areas in our homes these days…So much so that our fridge may see us more times a day than the outside world…All jokes aside, you might consider using this extra time at home as an opportunity to add that extra “wow” factor to your kitchen. The best part? These DIY home renovation ideas don’t require a lot of time or money:

Build a custom copper rack for your pots and pans: Easy and inexpensive, a custom copper rack for your pots and pans is a great way to add a stylish edge to your kitchen. Just hang a copper pipe from your wall or ceiling, hang your pots and pans with inexpensive hooks, and you have a unique focal feature that instantly elevates your kitchen design. Click here for DIY inspiration. If you’d rather leave it to the pros, there are lots of affordable, ready to assemble options like this elegant Copper Rack from Home Depot.

Add a new light fixture above your kitchen table: If you have a kitchen table, switching out the light fixture above the table can instantly breathe new life into the space, making your kitchen feel more modern and on-trend. Pinterest has light fixture ideas for just about any style of kitchen. Click here to find one that matches the design and look of your kitchen.

Add crown molding to cabinets: Adding crown molding to the tops of your cabinets accomplishes a few different goals. It adds visual interest, makes the cabinets look more expensive, and also draws the eye upward, making cabinets look taller. Check out this DIY tutorial here.

Small changes to your kitchen can make a big impact on your home—and with a little time and effort, you can easily make those changes in a single weekend.
